Leasing
Finding reliable, long-term tenants is a key priority for any landlord. We’ll ensure your aims are fully satisfied in the following way:
- Marketing: When a property is listed for lease, its details are immediately added to our websites (www.onepropertyconsulting.com.au, www.realestateview.com.au, www.realestate.com.au and www.domain.com.au). These include a full description and photographs. The same details are also placed in the front window of our office and available at our reception desk.
- Openings: As part of actively marketing your property, we generally open your property for inspection as well as show individual prospective tenants through. In this way, we are able to quickly narrow the field to a few likely prospects
- Tenant selection: Our record in securing sound, reliable tenants is second to none. This comes from careful and orderly review of all prospective tenants. We check credit worthiness through major credit reference firms, employment records and previous rental history.
- The Lease Agreement and Condition Report: Once the most suitable tenant is found, we prepare the lease agreement in accordance with legislative requirements, along with additional conditions to deal with issues such as polished floorboards, maintenance of a favourite tree or simply to make note of a pool cleaner’s phone number. We also prepare a detailed condition report and inventory, including a comprehensive selection of photographs, to establish a definitive record of your property’s condition.

- submit rental payments to your nominated bank account without delay, depositing funds daily rather than fortnightly or monthly;

- keep vacancy periods to a minimum.
