In August 2010 I decided to sell my home. As I was living and working overseas at the time I engaged the services of Mr. Justin Dunne of One Property Consulting and Estate Agents Pty Ltd to assist me in the process. Being overseas it was imperative that I had someone whom I could trust not only with the scrutiny of agents and their recommendations and the legal paperwork but also with surprise occurrences that sometimes crop up in the process of selling property. Mr. Dunne was always professional in his dealings with me, prompt in replying to emails and phone calls and proactive in situations where I was unfamiliar with processes. In those instances he demonstrated patience and courtesy at all times in his dealing with me. His follow up to the sale has also been responsive and responsible and I have no hesitation in recommending his services to prospective buyers and sellers.

In early 2008 whilst preparing to sell a family home in East Malvern my wife Maria and I came into contact with Vendor’s advocate Mr Justin Dunne.

Being relatively inexperienced in the real estate sales arena, we had many questions regarding agency fees, marketing periods, auction formats, reserve pricing and commissions.

We engaged Justin as our Vendors Advocate to assist us throughout the sale process and answer all of the questions outlined above. Justin worked tirelessly interviewing agents and negotiating (down) agents commissions on our behalf, and setting a robust reserve price of $1.25M - resulting in us appointing an Agent mind 2008.

With the marketing period, and open homes complete we went to auction early November 2008 and the property was “passed in”. The auction was quite nerve wracking for Maria and I and there was considerable pressure from the Real Estate Agents to accept the final bid, albeit $75,000 below the reserve price we previously agreed.

In these tense moments Justin provided a valuable sounding board to guide us out of the immediate stress, and indicated that if we were not comfortable, then we should not sell. After some tough discussion we decided not to accept the offer and asked the agents to “get back to work”.

Within 2 weeks we had an offer at our reserve price, and the property was sold. With Justin’s knowledge, support and encouragement we achieve the result we wanted, at no extra cost and most importantly avoided any heated discussions that can often occur between a husband and wife team that are dealing with one of the largest financial decisions of their lifetime.

We would use Justin’s service again – and would recommend him to anyone wanting an honest and dependable advocate to act on their behalf.
